How the SwipeScape investor model works: ownership, management and payouts

By SwipeScape team2 min read

You own a physical cabin and SwipeScape runs it. Here is how ownership, the management agreement, income sharing and payouts fit together.

The short version

You buy a design cabin. The building is registered as your property and handed to SwipeScape for management under a lease agreement. SwipeScape markets the cabin, hosts the guests, cleans and maintains it. Rental income is shared between you and SwipeScape as set out in the agreement and paid out quarterly, net of taxes, with a report.

What you own

  • The building. A physical, registered asset. If you buy a cabin, it is your private property.
  • A management agreement. It defines who does what and how income is shared.

You do not run the cabin day to day. That is the point of the model.

What SwipeScape does

  • develops the concept and builds the cabin;
  • equips it turn-key, with a service standard that stays the same across locations;
  • runs operations: cleaning, check-in, maintenance;
  • builds the brand and brings guests through booking platforms and direct channels.

How the money flows

  1. Guests book and pay for their stays.
  2. Operating costs are covered from revenue: staff, utilities, marketing and booking fees, maintenance and taxes.
  3. The investor’s share is calculated under the agreement.
  4. The payout is made quarterly, net of taxes, together with a report on occupancy and costs.

In our investment calculator the investor’s share is entered as a percentage of gross revenue (the default is 22%). The exact basis for your cabin is fixed in your contract, so check it before you sign.

The timeline

After the agreements are signed, a first payment of 85% starts the process. Production and assembly take about 2–3 months, then the lease agreement for management is signed and we launch marketing and listings. Payouts follow the contract schedule.

What to check before you sign

  • how exactly the investor’s share is calculated;
  • the payment schedule and what the first payment covers;
  • resale terms: you can sell at any time, and the management company has a right of first refusal;
  • what is included in management and what the owner pays separately;
  • the reporting you will receive.
